Move-In Cleaning Checklist: Start Fresh in Your New Home

Moving into a new home is exciting — but before the boxes come in, there's one task worth doing first: a thorough clean. Whether you're moving into a rental or a home you've just bought, cleaning the space while it's still empty is far easier than working around furniture, and it means you start fresh from day one.
This room-by-room move-in cleaning checklist covers everything Auckland homeowners and renters need to do before settling in, plus what to watch for in NZ's damp rental stock.
Before you start: document everything
If you're moving into a rental in Auckland, don't pick up the mop until you've walked through the property and recorded its condition. Take photos and videos of every room — focus on any pre-existing marks, stains, mould, or damage. Send a copy to your landlord or property manager in writing within the first few days. This record protects your bond if there's a dispute when you eventually move out.
Under the NZ Healthy Homes Standards, which have applied to all residential rentals since 1 July 2025, the property must be adequately heated, insulated, ventilated, and free from excess moisture. If something doesn't look right — a broken extractor fan, visible mould behind a wardrobe, no heating source — note it and raise it with the landlord in writing before your tenancy starts.
Kitchen
The kitchen is the most-used room in any home, and often where a previous occupant's residue quietly lingers — even in properties described as "professionally cleaned".
- Clean inside, outside and on top of the oven, including racks and trays
- Degrease the rangehood, filter and stovetop
- Wipe out all cupboards and drawers, inside and out — check for crumbs, old packaging or signs of pest activity
- Clean the fridge or freezer inside, including the door seals and the underside of the drawers
- Descale the sink and taps, and check for leaks under the sink while you're there
- Clean the dishwasher filter and wipe down the door seal
- Wipe the splashback, benchtops and the area behind the bin
Bathrooms
Bathrooms in Auckland's older rental stock are the most likely place to find existing mould — particularly around silicone seals, grout lines and ceiling corners. Treating it before you move in prevents it from spreading once the space is lived in.
- Scrub grout lines and silicone seals; treat any mould with a white vinegar solution or a dedicated mould remover
- Descale and polish shower glass, screens and tiles
- Clean the toilet — bowl, seat, cistern, base and behind it
- Wipe out the vanity cabinet inside and out
- Clean the mirror and polish taps
- Wipe down the extractor fan cover — dust builds up fast and reduces effectiveness
- Check the ceiling for mould and treat if present
Bedrooms
Bedrooms usually need less intensive work, but dust settles quickly in an empty room and carpets hold allergens from previous occupants.
- Wipe all skirting boards and window sills
- Clean inside wardrobes and built-in shelving, including the tracks on sliding doors
- Wipe light switches and power points
- Clean interior window glass, tracks and frames — a commonly missed area
- Vacuum carpets thoroughly, or mop hard floors
- Check walls for scuffs, marks or damp patches near exterior walls — note anything you find
Living areas and hallways
- Remove cobwebs from ceilings, corners and light fittings
- Dust and wipe ceiling fans and ventilation grilles
- Wipe skirting boards and door frames throughout
- Clean the interior of any fireplaces, or the filters in heat pumps or air conditioning units
- Vacuum and mop all floors
Laundry and utility spaces
- Wipe around the washing machine recess, including the drum seal if a machine was left with the property
- Clean the laundry sink and any shelving
- Check that the dryer vent hose is connected and clear — a blocked or disconnected dryer vent is a fire risk and a major source of indoor moisture
Garage and outdoor areas
- Sweep the garage floor; check for oil stains and note them in your property inspection
- Clean the entranceway and any outdoor tiled or decked areas
- Check gutters if safely accessible — blocked gutters are a common cause of the dampness and water ingress that leads to indoor mould in Auckland homes
A note on carpets
If the property has carpets, a professional steam clean before furniture arrives gives the best possible start. Vacuuming removes surface dust, but doesn't extract the allergens and residues that accumulate in carpet fibres. We refer carpet steam cleaning to our partner Alex Cleaning Solutions, who work across the North Shore and wider Auckland — it's worth booking ahead of your move-in date so it's done before your belongings arrive.
DIY or hire a professional?
A move-in clean is one of the more manageable DIY scenarios — the space is empty, the motivation is high, and you can take your time without working around furniture. For a small, well-maintained property in good condition, a few hours and the right products should be enough.
For a larger home, an older rental with visible build-up or mould, or when you're juggling the logistics of a busy move, a professional move-in clean is worth the cost. It removes the uncertainty, and you're not living with someone else's grime from the first night.
At It's So Clean, we provide move-in and move-out cleaning across the North Shore and wider Auckland, along with deep cleaning for homes that need more than a surface refresh. A move-in clean is priced as a deep clean, starting from $200 + GST depending on the size and condition of the property.

Frequently asked questions
How much does a move-in clean cost in Auckland?▾
A move-in clean in Auckland is priced as a deep clean, which starts from $200 + GST with It's So Clean on the North Shore. The exact price depends on the size and condition of the property. You can get an instant estimate from the pricing calculator or request a free quote and we'll confirm a price before any work begins.
Should I clean the house before or after moving furniture in?▾
Always before. Cleaning an empty property is significantly faster and more thorough — you can reach every corner, floor edge and shelf without obstacles. It also means you're not living with residual dust, grime or mould from the previous occupant from the first night. Book the clean for the day you collect the keys, then bring the furniture in once it's done.
What should I check when moving into a rental in Auckland?▾
Before unpacking, document the property's condition with photos and video — note any pre-existing marks, stains, mould or damage, and share the record with your landlord in writing. Under the NZ Healthy Homes Standards, all residential rentals must meet five standards: heating, insulation, ventilation, moisture and drainage control, and draught stopping. If any of these look inadequate, raise it in writing before your tenancy starts.
Does a move-in clean include carpet cleaning?▾
Carpet steam cleaning is usually a separate service from a move-in property clean. It's So Clean refers carpet steam cleaning to partner Alex Cleaning Solutions, who work across the North Shore and wider Auckland. It's worth booking the carpet clean for the same day as the property clean, before your furniture arrives, so the carpets are fresh before they're covered.
Is a move-in clean worth it if the property was already cleaned?▾
Yes, in most cases. Properties that have been 'professionally cleaned' at move-out are cleaned to satisfy the outgoing tenancy inspection — the standard varies, and areas like inside oven racks, bathroom grout, extractor fans and wardrobe tracks are frequently missed. A move-in clean gives you confidence that the space is genuinely clean rather than inspection-clean, and it means you're starting fresh rather than inheriting someone else's build-up.
