End of Tenancy Cleaning Checklist for Auckland Renters

Moving out of a rental in Auckland comes with one big question: will you get your full bond back? In most cases, the answer comes down to how clean the property is at the final inspection. Property managers on the North Shore and across Auckland inspect to a high standard, and cleaning is the single most common reason tenants lose part of their bond.

This is a complete, room-by-room end of tenancy cleaning checklist (also called bond cleaning, exit cleaning, or end of lease cleaning) to help you hand the keys back with confidence.

What landlords actually check

An end of tenancy clean is not a regular tidy-up — it's a deep clean focused on the areas inspectors look at first. The most commonly failed items are:

• The oven, rangehood and stovetop (grease build-up is the #1 bond deduction)
• Bathroom mould, silicone seals and shower glass
• Inside cupboards, drawers and the fridge
• Skirting boards, light switches and door frames (dust and marks)
• Carpets and floors, including marks behind furniture

Tip: clean the property empty. An end of tenancy clean gives the best result once all furniture and belongings have been moved out, so book it for moving day or just after.

Kitchen

The kitchen takes the longest and gets inspected the hardest.

• Clean inside, outside and on top of the oven (including racks and trays)
• Degrease the rangehood, filter and stovetop
• Wipe out all cupboards and drawers, inside and out
• Clean the inside of the fridge/freezer and behind/underneath it
• Descale and polish the sink and taps
• Clean the dishwasher filter and door seal
• Wipe down the splashback and benchtops
• Clean the microwave inside and out

Bathrooms & toilets

• Remove mould from silicone seals, grout and ceiling corners
• Descale and polish shower glass, tiles and screens
• Scrub and disinfect the toilet, including the base and behind it
• Clean the vanity, mirror, sink and taps
• Wipe out drawers and cabinets
• Clean the extractor fan cover

Bedrooms & living areas

• Wipe down skirting boards, window sills and door frames
• Clean inside wardrobes and shelving
• Remove marks and scuffs from walls and light switches
• Dust and wipe light fittings, ceiling fans and air vents
• Clean interior windows, tracks and frames
• Vacuum and mop all hard floors
• Vacuum carpets, including edges and behind where furniture sat

Whole-house finishing touches

• Clean both sides of interior glass doors
• Wipe down the laundry, including inside the washing machine seal
• Empty and wipe the rubbish/recycling area
• Sweep the garage, deck, entranceway and any outdoor tiled areas
• Remove cobwebs from ceilings, eaves and corners

Don't forget the carpets

Many Auckland tenancy agreements require professional carpet cleaning at move-out, and you may be asked to provide a receipt. Vacuuming alone usually won't pass if the agreement specifies steam cleaning. It's worth checking your agreement early so you can book it in time.
